How to fill out the CMA template

Start with the subject property

Capture the address, property type, beds, baths, square footage, lot size, year built, garage count, condition, and any updates that affect buyer demand.

Select three to six closed comps

Prioritize nearby closed sales with similar size, age, condition, property type, and location. Favor fresh sales over stale ones unless the market has limited activity.

Adjust each comp line by line

Show the reason for every adjustment. Common categories include size, condition, garage, lot, basement, pool, view, location, and sale timing.

Turn the adjusted prices into a range

Use the adjusted comp set to support a conservative price, a recommended list price, and a stretch price with clear tradeoffs for days on market and negotiation risk.

Recommended list price: $__________. This recommendation is based on comparable closed sales that were adjusted for meaningful differences in size, condition, location, lot, garage, and features. The strongest support comes from comps that are closest in distance, most recent in sale date, and most similar to the subject property.

Lower risk price: $__________. This price should maximize buyer activity and reduce appraisal or inspection negotiation risk. Stretch price: $__________. This may be reasonable if showing activity is strong, but it can increase days on market and create price reduction risk if buyers do not respond in the first two weeks.
